    Exclusive

    It's a very cozy, clean and great B&B. Whenever I need to go back to Brighton I'll know where is home away from home. Will recommend it to everyone.

    Perfect location. 10Mins walk from the North St and 5mins from the Sea front.

    Staff were not hospitable neither friendly! Breakfast oily!!! No proper doorlocks! Noisy!!! Can't relax properly. Can hear foot stomps upstairs. No water pressure for bath. Can't do shower. No assistance from the staff at all. Can't call it a star hotel! Its ashame.

    The room we stayed in was very quaint and cosy and very easily accessible to the city centre as well as to the waterfront. Also, excellent that the min. Stay is 1 day at the weekend, many others only allow 2 nights at weekends.

    Maybe a minor point but when we were showed to our room (which was on the very top floor), I was carrying 2 bags and the person showing us to our room did not even offer to help and carry one.

    The rooms and ensuite were well decorated, clean, tidy and the beds very comfortable, and the staff were excellent. I cannot praise the breakfast service highly enough, the range was brilliant and the vegetarian full english was lovely and hot, with very nice veggie sausages.

    Very freindly clean nice room and quiet nice breakfast.

    People were very noisy leaving the hotel in the morning slamming the front door as they left some sort of anti slamming device ie a slow retun closer would eliminate this.

    For the amount we paid the room they put us in was very small.when we complained the receptionist had to make a phone call to see if she could move us .we then moved to another room,which was slightly larger but the on suite was only bigger than our own downstairs toilet by the size of the shower cubicle !!!!! you could wash in it but had to come out to dry off !!!!!!!!! it was very noisey even though it was off a side road.when ever you needed anything it was pointless ringing the bell because no one came,you had to go two doors along to their other hotel.considering we paid over £300 for 3 nights I feel it was a rip off.!!!!

    Proximity to beach and shops/bars/restaurants etc. Breakfast is excellent. Hotel is clean and pleasant and staff friendly and helpful. 24 hr parking permit for £5.50 is good value but you have to drive around the zone a bit to find a space.

    Personally, the only downside was that small single room wasn't en-suite although the shower/loo were just down the corridor for your room only.

    Very relaxed friendly atmosphere. Excellent location.

    Had to wait for a breakfast table for 15 minutes and then ended up in the basement sharing a conference table so not everything was readily available to us.

    The breakfast was very good

    I originally made a booking for two nights and the hotel had overbooked and therefore only one night was available. This was a huge inconvenience having to change hotels halfway through my trip. Although the Hotel did offer me an upgrade to New Steine Hotel.

    Staff really helpful and nice. Room very clean with standard complimentary things. Breakfast tasty & cooked well, good choices too so don't have to stick to one thing. Building was quaint and different. Good location.

    Got the feeling it was more of a B&B rather than hotel. Very noisy all around the bed room with doors slamming, squeaky floorboards, ppl on stairs etc.. I think the price could have been just a little bit lower. Bed super soft which doesn't help ppl with back issues.

    The layout of the room

    The bedding was not changed on the second night although it was dirty. The bed was made but bedding should have been changed if it was seen as being dirty. We did not get a refill of tea, coffee and milk when the room was cleaned so we was unable to make tea or coffee on the second morning.

    Very good

    The room was well presented and the view from the window was good. Breakfast was an excellent meal.

    The towel in the room was a little small, and I couldn't access one of the showers which needed a key, although I tried the key it didn't work. The person showing me my room could have shown me how to unlock the shower.
